Before any groundworks begin, the site needs to be safe, accessible, and ready for construction. Churngold delivers site preparation and clearance as a standalone package or as part of a wider enabling works scope, covering vegetation removal, demolition of redundant structures, grubbing out of existing foundations, and general site strip.

We manage waste streams responsibly, segregating materials for recycling or licensed disposal in line with current environmental regulations. Where asbestos or other hazardous materials are identified, we coordinate with specialist removal contractors to keep the programme moving without compromising safety.

Foundation construction

Every structure depends on foundations engineered to match the ground conditions beneath it. Churngold delivers the full spectrum of foundation systems, from strip and trench fill foundations on stable ground through to reinforced raft slabs for sites with variable bearing capacity, and piled solutions where weaker soils or heavy structural loads demand deeper support.

Our team manages foundation selection as part of the wider groundworks package, coordinating with structural engineers and piling contractors to ensure the right system is specified and sequenced within the build programme. On complex sites, we regularly undertake pile cropping, pile cap construction, and ground beam installation as part of an integrated substructure delivery.

Drainage and ducting installation

Effective drainage is critical to the long term performance of any development. Churngold designs and installs complete foul and surface water drainage networks, including gravity systems, pumped solutions, and attenuation systems to meet local authority adoption standards.

Our ducting teams install service routes for power, telecoms, gas, and water alongside the drainage programme, reducing the need for return visits and keeping the critical path on track. We coordinate directly with statutory undertakers to ensure compliant connections.

On sites with a history of wartime activity, unexploded ordnance (UXO) presents a serious safety and programme risk. Churngold coordinates UXO risk assessments and detection surveys as part of the groundworks programme, working alongside specialist engineers to ensure excavation and piling works proceed safely.

Our approach integrates UXO management into the construction programme rather than treating it as a standalone exercise, keeping disruption to a minimum.

Hard landscaping and final site finishes

Churngold completes the groundworks scope with hard landscaping and external finishing works, including kerbing, block paving, tarmac surfacing, fencing, and external drainage features. Delivering these elements as part of the groundworks package reduces the need for additional subcontractors and simplifies handover.

The site is very complex featuring river frontage, working alongside major railway lines, excavating, stockpiling, testing and disposal of contaminated ground, and dealing with contaminated groundwater, all in line with our environmental and sustainability obligations.

During the PCSA period we attended multiple design workshops working closely with Buro Happold and Heidelberg, the specified concrete supplier.
